Concrete and paver patios are porous surfaces that sit in a humid, shaded environment for most of the year. In Charlotte, that means they collect pollen in the spring, tree sap and seed pods in the summer, leaves and moisture in the fall, and organic growth year-round. Our patio cleaning process

1. Protect & pre-rinse

We move or cover patio furniture, protect nearby plants, and pre-rinse the surface to note staining, joints, and any delicate materials that need a gentler approach.

2. Pre-treatment

A biodegradable algae and mold treatment is applied and allowed to dwell. This breaks down organic growth at the root rather than just at the surface - which is why results last longer than a rinse alone.

3. Pressure wash with surface cleaner

Our rotary surface cleaner delivers even, overlapping passes across the patio - no tiger stripes, no wand marks. Tight corners and edges are hand-wanded to match.

4. Spot treat stubborn stains

Oil, rust from furniture, and fertilizer stains get targeted spot treatment. Most lighten significantly; fresh stains usually come out completely.

5. Final rinse & inspection

We rinse the entire area top to bottom, restore furniture position, and do a final walk-through. Photos are sent on completion - great for HOA documentation or before a party.

Pricing is mostly driven by square footage, surface type, and how much pre-treatment the job needs. A small concrete patio with light staining is fast. A large paver patio with algae and rust staining near a pool takes more time and chemistry. We quote the full price before scheduling - no surprises.

Patio cleaning FAQ

Will pressure washing damage my pavers?

Not when done correctly. We use lower pressure on pavers and avoid blasting the joints. Sand joints may need re-topping afterward - we can do that as an add-on.

How long do results last?

In Charlotte's climate, most patios stay clean for 12–18 months. Heavily shaded or frequently wet patios may need a follow-up 6–12 months in.

Can you clean around the pool safely?

Yes - we protect the water and direct all runoff away from the pool. Biodegradable cleaners only near water features.

Do I need to be home?

Nope. Just make sure we have access to the backyard and an outdoor spigot. We'll send photos when done.
