Serving the Greater Charlotte Area
Deck cleaning done right - no splintered wood, no blown-out grain.
Too much pressure ruins a wood deck. Too little leaves a gray, algae-coated surface. We use the correct PSI and a biodegradable cleaning solution for each deck type - restoring color and prepping the surface for staining or sealing if needed.
On this page: wood vs. composite cleaning, our process, results timeframe, pre-stain prep, pricing, and FAQs.

What happens to Charlotte decks without regular cleaning
Charlotte's humidity and tree canopy are ideal conditions for wood decks to gray out, grow algae, and develop mold between the boards. Untreated, a wood deck that looked great at installation can look dingy and aged within one to two seasons. The gray color isn't just cosmetic - it's surface degradation that, over time, leads to splintering and cracking.
Composite decks are more resistant but not immune. Pollen, mold, and algae still coat the surface and discolor the material. Cleaning restores the appearance and, on wood decks, sets the stage for a stain or sealant to actually bond correctly rather than peeling off in a season.
Restores natural color
Gray, weathered wood bounces back after a proper soft wash and dry. The grain and color difference is dramatic - especially on pressure-treated pine or cedar.
Essential before staining
Stain applied over algae, dirt, or gray wood won't bond. Proper cleaning is the single biggest factor in how long your stain job lasts.
Extends deck life
Regular cleaning prevents the mold and moisture retention that lead to wood rot. Cheaper than boards - and much cheaper than a full deck replacement.
Deck types we clean in Charlotte
Pressure-treated pine
The most common deck material in Charlotte. Soft washing at 500–800 PSI with a cleaning solution that kills organic growth without raising the grain.
Cedar & redwood
Beautiful natural grain that deserves a gentle approach. We soft wash with minimal pressure and the right detergent ratio to brighten without damaging fibers.
Composite decks
Trex, TimberTech, Azek - all react differently to pressure and chemicals. We follow manufacturer guidelines and use only composite-safe detergents.
Deck stairs & railings
Full deck clean includes stairs, railings, and balusters - the spots that collect the most grime and algae and are most visible to guests.
Between-board cleaning
Debris and moisture trapped between boards is where rot starts. We flush the gaps and ensure runoff isn't pooling below the deck surface.
Pre-stain prep
Planning to re-stain or seal your deck? We can clean and brighten the wood to prepare the surface for maximum stain penetration and longevity.
Our deck cleaning process
1. Assess the deck type & condition
We identify the material, check for soft spots or rotted boards, note any areas needing extra care, and choose the right pressure/chemical combination before starting.
2. Pre-wet and apply cleaning solution
A biodegradable, deck-safe cleaning solution is applied to the whole surface and allowed to dwell. This breaks down algae, mold, and gray oxidation before pressure is applied.
3. Soft wash or low-pressure rinse
Wood decks are cleaned at 500–800 PSI - significantly lower than driveway cleaning. We keep the wand moving and maintain consistent distance to prevent marking or grain damage.
4. Between-board flush
Debris and trapped moisture between boards gets flushed out. This reduces moisture retention in the substructure, which is where most wood rot starts.
5. Rinse railings & stairs
Railings, balusters, and stairs are cleaned consistently with the deck surface. No missed patches or two-tone results.
6. Final inspection & photos
We walk the deck for consistency, send completion photos, and let you know the recommended dry time before applying any stain or sealant (typically 48–72 hours in Charlotte's climate).
Planning to stain or seal? Clean it first.
In Charlotte's climate, wood decks need staining every 2–3 years to look good and resist moisture. But stain applied over algae, dirt, or gray surface won't penetrate properly - leading to peeling within months. A professional clean and brightening gives the stain something to bond to. Most stain contractors require a clean, dry surface before they'll start work.
Spring
Best time to clean and stain. Surface dry-out after winter, before summer humidity peak.
Every 1–2 years
Clean frequency for active Charlotte decks with tree canopy or southern exposure.
48–72 hrs dry time
Allow this before staining after a wash. We'll remind you in our completion notes.

Deck cleaning FAQ
Won't pressure washing damage my wood deck?
At the right PSI it won't. We keep our wood deck cleaning at 500–800 PSI with a proper wand technique. DIY pressure washers on full power are what damage decks - not professional cleaning at the right settings.
Can you clean a composite deck?
Yes - using only composite-safe detergents and following manufacturer PSI guidelines. Trex, TimberTech, Azek, and most others we handle routinely.
How long before I can stain after cleaning?
In Charlotte's climate, we recommend 48–72 hours dry time after washing before staining or sealing. We'll include this reminder in your completion report.
How often should I clean my Charlotte deck?
Once a year for most decks. Heavily shaded decks or those under significant tree canopy may benefit from twice per year.
