Serving the Greater Charlotte Area

Driveway & concrete cleaning that actually looks even.

Tiger stripes, half-clean patches, and wand marks happen when someone just wings it with a pressure washer. We use commercial surface cleaners, proper pre-treatment, and overlapping passes to deliver uniform, streak-free concrete every time.

On this page: how we clean driveways, what surfaces we handle, our process, oil & rust stains, pricing, and FAQs.

Driveway pressure washing in Charlotte by Rooster Property Care

Why Charlotte driveways get dirty so fast

Charlotte sits in a humid, pollen-heavy zone. Concrete is porous — it absorbs moisture, tree sap, tire rubber, and organic growth. North-facing and shaded driveways collect green algae and black mold in as little as 6 months. Pollen season coats everything in a yellow-green film. Add in oil drips, rust stains from irrigation water, and the red Carolina clay that splashes up from flower beds, and you've got a driveway that looks years older than it is.

A proper concrete cleaning resets the clock. We remove all surface contamination, brighten the concrete, and leave a finish that looks closer to the day it was poured.

Concrete and hard surfaces we clean

Driveways

Poured concrete, stamped concrete, and exposed aggregate. We pre-treat, surface clean, then edge rinse for a uniform look curb-to-garage.

Sidewalks & walkways

Front walks, side paths, and stepping stones. Great add-on while we're already set up — consistent clean from street to front door.

Patios & pool decks

Concrete patios, pool surrounds, and covered porches. We adjust pressure to match the surface and protect nearby furniture and plants.

Pavers & retaining walls

Brick pavers, flagstone, and stacked stone walls. We clean the surface and joints without blowing out polymeric sand — and re-sand if needed.

Our 5-step driveway cleaning process

1. Pre-rinse & assessment

We wet the surface, note any cracks, expansion joints, or stains that need spot treatment (oil, rust, fertilizer), and protect adjacent landscaping.

2. Pre-treat with degreaser / algae killer

Organic growth and grease stains get a targeted pre-treatment that sits for 5–10 minutes. This makes the surface cleaner do less work and produce a more even result.

3. Surface clean (overlapping passes)

Our commercial surface cleaner spins two high-pressure jets under a housing. We walk it in slow, overlapping rows — this is how you avoid the "wand marks" and "tiger stripes" that come from hand-wanding.

4. Edge rinse & detail

The surface cleaner can't get into tight edges, against garage doors, or around drain covers. We hand-wand those areas to match the cleaned surface exactly.

5. Final rinse + photos

We rinse the entire surface top-to-bottom to wash debris into the street or yard, check for missed spots, and text you before-and-after photos. Most driveways look dramatically better even while still wet — and even better once they dry.

Stubborn stains? We handle those too.

Oil & grease

Engine drips, hydraulic fluid, and cooking grease. We apply a commercial degreaser, let it emulsify, then surface clean. Most stains lighten significantly; fresh ones usually come out completely.

Rust & fertilizer

Orange stains from well-water irrigation or fertilizer spills. We use an oxalic acid treatment that dissolves the iron oxide without damaging the concrete.

Algae & black mold

Very common on shaded Charlotte driveways. Our pre-treatment kills it at the root so the clean lasts 12+ months instead of a few weeks.

How driveway cleaning is priced

Concrete cleaning is mostly driven by square footage and how much pre-treatment a surface needs. A lightly soiled 500 sq ft driveway is straightforward. A 1,200 sq ft driveway with heavy algae, oil stains, and a sidewalk add-on takes more time and chemicals. We quote the full price before scheduling.

  • Small driveway (1-car, ~400 sq ft): most affordable
  • Standard driveway (2-car, ~600–800 sq ft): mid-range
  • Large / 3-car + sidewalks: priced by scope
  • Add-ons: house wash, gutters, patio — cheaper when bundled

Driveway cleaning FAQ

Will pressure washing damage my concrete?

Not when done correctly. Our surface cleaners apply consistent, even pressure that won't etch or scar the surface. Hand-wanding is used only for tight edges and detailing.

Can you remove oil stains completely?

Old, deep-set oil stains may lighten but not fully disappear. Fresh oil (a few weeks old) usually comes out completely with our degreaser treatment.

How often should I clean my driveway?

In Charlotte, once a year keeps algae and dirt from building up. Shaded driveways may benefit from twice a year.

Do you clean stamped or stained concrete?

Yes — we adjust our pressure and detergents to protect the finish. Stamped concrete looks incredible once it's properly cleaned and the pattern pops again.

Do I need to move my cars?

Please move vehicles off the driveway before we arrive. If you can't, just let us know and we'll work around them the best we can.

Who do I contact with questions?
